Maintenance and Repairs

We proactively maintain your property to make certain you pay less in the long term and avoid any unnecessary replacement of items prior to their usual and normal wear and tear. Regular inspections along with scheduled preventative maintenance help maximize the useful life of major components of your property, and avoid costly repairs in the future.

  • To save you money, we don’t mark-up any of our vendor invoices.  We will never recommend repairs which aren’t necessary or have a proper approval by owners over agreed and allotted limits.
  • We work with professionals who are licensed, insured, and bonded. Or, we can work you’re your preferred vendors who previously worked with you.
  • Scheduled property inspections allow us to determine if tenants are complying with their lease and are not damaging your property.

Screening and Tenant Onboarding

Finding the right tenant is critical to optimize your rental property. We take finding the right clients and tenants for your property very seriously and select only the most qualified candidates so they can enjoy and maintain your property and for a longer duration.

  • We’ll inspect your property and make recommendations on repairs, correcting potential code violations, and suggest renovations that would produce more income for your investment.  If needed, we can stage your property to maximize its beaty, appearance and utility to reduce duration of any vacancy.  (Additional fees for staging)
  • We post your properties after professional images have been produced and advertise them on MLS, our website and other of top rental listing sites, creating all-out marketing exposure for your rental and attracting quality tenants.
  • All potential tenants are subject to a complete screening process that includes background check, credit, income and employment, criminal, and eviction.  No tenant is approved unless they are qualified.

Reporting and P&L

Reports are a necessary tool to gage your income and investments. We analyze the performance of investments’ income and report how your property’s achievements. All property owners receive a annual P&L statement showing the income and expenses for the year-end.  Monthly statements are available upon request.

  • Upon request and for a nominal fee, you’ll receive a statement with detailed information about the income collected, expenses and the bills that were paid.
  • We will also provide an annual P&L where you’ll be able to conveniently access your investment’s performances and get ready for your accountant.
