Services

Our purpose is to keep your property safe while you are away.  Dependent on selected level of our services, we conduct an in-person interior and exterior visual inspection of your property and alert you with any anomalies.  We will provide images via text and or email for your convenience.

Our exterior visual inspection includes but not limited to any weather-related damages, broken glass/windows/doors, sprinkler leaks, overflown mail collection from your mailbox, ground level roof inspection, walk around your pool to report if it is being cleaned by your service provider, and any other signs or damage or vandalism.

Our interior visual inspection includes but not limited to a visual check of the entire interior space, ceilings for leaks, windows/doors for any breakage, signs or presence of pests or rodents, appliances malfunctions, HVAC operation, water heater, toilets, sinks, security system or alarm and any other signs of disturbances. Interior inspection service is an additional cost to our pricing structure and will require prior written authorization.

If repairs or maintenance is needed and for additional fees (please contact us), we offer licensed, bonded and reputable vendors to provide needed repairs on a timely basis with prior authorization from you.

Pricing Structure:

Tier 1:

  • Property size not exceeding 3500 sq ft
  • $115.00 for 1 visit per month
  • $219.00 for two visits per month
  • $399.00 for 4 visits per month.
  • ($55.00 one-time processing fee)

Tier 2

  • Property size not exceeding 6000 sq ft
  • $145.00 for 1 visit per month
  • $269.00 for two visit per month
  • $499.00 for 4 visits per month.
  • ($55.00 one-time processing fee)

Tier 3

  • minimum $399.00 per visit

Staying updated with the ever-changing California real estate and property laws can be challenging for property owners. We will be assured to provide to you regular updates about new landlord rules and regulations.

Annual Financial Reporting:

Concise and clear financial reports and thorough documentation are the reporting you will receive for end of the year taxes and accounting. As a part of financial reporting, we track the income and expenses of your property and offer detailed P&L for keeping track of its financial health. Our team also keeps records of rent collections, vendor bills, payments, monthly statements, tax statements, and security deposit disbursements. Every year, you get a comprehensive report containing all property-related financial documentation for your records.
